JPRES currently manages several office and mixed use properties in Washington, DC and Virginia totaling 150,000 square feet.
These properties consist of:
- shopping centers
- single buildings
- multi-tenanted buildings
- mixed use properties
The management team oversees day-to-day management tasks including:
- landlord tenant relations
- soliciting service contract bids
- overseeing contractors with our management team
- construction management
- preparing monthly financial reports for each of our investors/owners.
We also have a full-time, 24 hours on-call maintained department. We use the latest management software, YARDI, producing the most comprehensive management reports for our investors/owners on a monthly basis (year to date).
Additionally, our team protects property infrastructure and systems through best-in-class inspections and preventive maintenance. We strategically evaluate and present potential capital investments to improve asset performance and property value.
CASE STUDY ONE:
The owner of 1604 7th Street was searching the internet for commercial real estate companies and property management services when she stumbled upon JPRES over 5 years ago. We helped them maximize the use of the property and oversaw thetransition of the property from a run-down single-tenanted building to a 100% leased and renovated asset. We assisted in the construction management of the renovation and secured competitive bids; the project was completed on time and under budget. Today, JPRES is still in charge of all the real estate services for the property and has recently leased the property to a Top 100 Bon Appetite Restaurant.
CASE STUDY TWO:
JPRES manages a strip center in Alexandria, VA for Damar, LLC. We have kept the property 100% leased for over two decades and are in charge of the day-to-day management and leasing services for the property. When a tenant is vacating we have been in charge of the tenant improvement and construction management for the project and have consistently ensured low costs to the owner.
